GREAT POSITIONING - the foundation of your business growth!
Positioning turns the market to look at you - positioning guarantees that you are on the vendors short list. Positioning guarantees you don't need to back down on commission, on marketing fees. Positioning guarantees that clients will be guided by you with marketing strategy, listing options, method of sale. Positioning guarantees your career will be a success not a slog!
SO .. think about WHO do you want to be seen as in the marketplace? The area expert, the "go-to" agent for advice, the agent who never goes back on their word, who lives up to each and every promise, whose service guarantee blows clients away? Do you want referral after referral, repeat business from happy, satisfied clients?
IT IS NOT THAT HARD!
1. Always do what you say you will do
2. Always treat your clients like gold
3. Always make time to know your area thoroughly - what is on the market, what has just been sold and for how much, average days on market, what your competitors are saying and doing to gain business. Whatever that is, you must go further! Reward loyalty from your clients, make their experience with you memorable and something they tell their friends!
4. Always be growing - both personally and professionally - read inspirational books, turn up at the seminars where the top agents are - you will learn and grow - every single time
Remember: An inch wide and a mile deep! Don't try to spread your wings too far - focus, focus, focus!

ONE LIFE ... YOUR CHOICE!
These words were on a bumper sticker of a car that I was following down the free way. It made me stop and think, so may I can share my thoughts with you?
1. Family: "Am I spending time with them or are they way down my line of priorities?"
2. Health: "Am I conscious of my diet - too much fast food? Too much alcohol to wind down and relax? Not enough exercise?"
3. Personal growth: "What books have I read lately? What shows have I watched? Have I grown as a person this last 12 months?"
4. Friends: "Who do I spend my leisure time with? Do they boost me or do they suck my energy? How generous am I with my time?"
5. Work: "Do I look forward to work each day? What do I add to my workplace? Am I a happy person to be around? Am I fulfilled?"
My resolution (and maybe yours?) to take some "me" time each week to think on these things ...
THE BIG "D" WORD!
How decisive are you? When something needs to be done - how quickly do you make a decision? Do you think too much, do you procrastinate until it is too late?
Caution is fine - an admirable trait - but did know it can be the cowards way out? If you are afraid taking a risk and are not acting on your inituition - is it wisdom or it is being afraid to venture out of your comfort zone?
To paraphrase some famous words: "The person who risks nothing and does nothing ... lives a life of quiet desperation"
Why not "fail forward?" Make a decision, act on it and if it doesn't work - then learn from it and take a second action - then a third and a fourth. The only failure is in not trying at all - playing if safe - the quickest path to mediocrity.
Be courageous - make a decision - and open to new opportunities. It could be fun!
BILL TO BAN AUCTION PRICE HELP - What does everyone think about the article in today's Courier Mail NEWS 09 To quote: "Price guides for properties going to auction will be prohibited under new legislation that will make buying a home more complicated and time consuming" "... agents will be penalised for providing potential buyers with a price guide and may not disclose in any way - including speaking to buyers - about an acceptable price range, or even what they believe the property could sell "over"
But with the sellers written consent, agents can provide in written format a CMA but only at the direct request of a "serious" buyer. REIQ CEO Anton Kardash says this will put the onus back on the buyer to do their homework on price. Andrew Winton from 'Selling Houses Australia' says the legislation will hurt buyers and sellers. John McGrath CEO McGrath Estate Agents says the proposed new legislation is "insanity" , keeps buyers and sellers in the dark and makes the market less transparent.
My own thoughts: it is a free market - there is enough legislation and pressure on agents now - leave well enough alone - consumers are very informed - they already do their research before registering to bid at auction (unless they are from Mars) - leave well enough alone - agents are already so much at risk - let's not have more pressure and threat of litigation.
